Concrete Coatings
Busy Beaver Inc. specializes in installing epoxy coatings and floor finishes throughout Illinois. Epoxy coatings provide a durable, protective layer that helps safeguard concrete from damage. Available in various colors, they enhance aesthetics and light reflection while extending the life of your floors.
Below are some of the most common coatings we apply, though our expertise extends beyond this list. We can tailor a flooring system to meet your facility’s specific needs, working closely with you to develop a solution that fits your timeline and budget.
Water-Based Epoxy
Water-based epoxy coatings provide a cost-effective solution for protecting concrete surfaces. Available in a variety of colors, these coatings also enhance light reflection, creating a brighter and more inviting space.
High Solids Epoxy
A 100% solids epoxy is a thicker mil system providing more durability with a high-gloss finish that enhances light reflection, making your space brighter and more visually appealing. For added safety, high-solids epoxy can also be customized with a non-skid surface. Available in a wide range of colors, epoxy coatings can even be color-matched to align with your company's branding.
Acid Resistant Epoxy
Battery acid and other corrosive materials can deteriorate concrete, leading to significant damage over time. To prevent this, we recommend applying an acid-resistant epoxy coating. Designed to withstand nearly any acid found in production or chemical containment areas, this protective layer safeguards your concrete from erosion while helping to prevent future environmental concerns.
Full Flake Epoxy
Full flake floors are in high demand, offering both durability and visual appeal. This type of floor uses a three-coat epoxy system with decorative flakes. The process begins with the application of an epoxy primer. The following day, we roll on a coat of 100% solids epoxy and broadcast the flakes to excess. On the final day, we sweep away the excess flakes and apply a clear topcoat for a smooth, finished surface.
Metallic Epoxy
We specialize in metallic epoxy floors, a decorative, high-performance three-coat system. It begins with a primer, followed by a 100% solids epoxy with metallic pigments, and is finished with a durable clear top coat for added protection and shine.
Urethane Modified Concrete
Urethane modified concrete is the ideal choice for demanding environments due to its exceptional durability, chemical resistance, and long-term performance.
Here’s why:
Superior Chemical Resistance: Withstands a wide range of acids, alkalis, salts, and solvents, making it ideal for industrial and food processing facilities.
Thermal Stability: Expands and contracts with concrete, performing reliably across extreme temperatures from -40°F (-40°C) to 248°F (120°C).
Unmatched Bond Strength: Stronger than concrete itself, ensuring the substrate fails before the coating does.
Slip-Resistant Surface: The broadcast finish enhances safety by providing superior traction.
Exceptional Abrasion Resistance: Engineered with an aggregate structure to withstand heavy wear and tear.
Fast & Versatile Application: Can be applied over partially cured concrete (<10% surface moisture), eliminating the need for a full 28-day cure time. Low Maintenance & Cost-Effective: Outperforms tile with minimal upkeep and superior life cycle. Impact-Resistant & Flexible: Takes impact without cracking or debonding.
Hygienic & Compliant: Achieves top ASTM ratings for mold and fungal resistance and meets USDA requirements for food processing areas.
Odorless & Non-Tainting: Ideal for environments where air quality and product integrity are critical.

Urethane Coating
Urethane coatings are ideal for environments requiring exceptional abrasion and chemical resistance, offering superior durability and long-lasting wear protection.
Commonly applied in high-traffic aisles, production areas, and truck loading docks. These coatings are designed to withstand heavy use and chemical exposure, significantly extending the lifespan of concrete surfaces.
Quartz Floor
Our quartz flooring system is a durable, seamless solution designed to provide a long-lasting, high-performance surface. Commonly installed in public works facilities, municipal buildings, mechanic garages, and fire station bays, this system is built to handle heavy traffic and demanding environments.
We begin with a two-component, 56% solids epoxy primer that deeply penetrates the substrate, enhancing the bond between the floor and coating system. Next, a 100% solids epoxy base coat in a matching color is applied. While still wet, quartz aggregate is broadcast to excess.
The following day, excess quartz is removed and a 100% solids clear epoxy top coat is applied. A non-skid additive is broadcast into this final layer to create a slip-resistant surface.
This system is available in single or double broadcast options for increased abrasion resistance, offering superior durability, traction, and protection in high-use areas.
Cove Base System
We provide high-quality cove base systems, available in 4" or 6" heights. The cove base is designed to create a seamless transition between floors and walls, critical areas where dirt and debris often accumulate.
These systems help maintain strict hygiene standards in environments where cleanliness is critical, such as food production and chemical processing facilities.
Concrete Densifier
We provide a range of densifiers and dust-proofing solutions for your concrete flooring needs. As a cost-effective alternative to coating systems, hardeners can be applied to both new concrete and existing slabs that are dusting or showing wear. These treatments enhance durability, minimize dust, and create a sealed, polished appearance.
Parking Deck Membrane
Our parking deck membrane system is designed for durability, safety, and long-term performance. The process begins with the application of a base coat made from a two-component polyurethane, which provides a strong foundation. While this layer is still wet, we broadcast deck sand into it to enhance its grip and durability.
Next, we apply a top coat using another two-component polyurethane, known for its high strength and exceptional resistance to tearing and abrasion.
To further improve traction and prevent slipping, we broadcast a non-skid into this top layer, creating a textured surface ideal for high-traffic parking decks.
This system ensures a long-lasting, resilient finish that withstands heavy vehicle use and harsh environmental conditions.
Concrete Polish
We specialize in concrete polishing, a durable, low-maintenance flooring solution ideal for industrial and warehouse environments.
Polished concrete offers a long-lasting alternative that eliminates the need for frequent recoating. This process revitalizes worn concrete slabs, transforming them into hardened, dust-free surfaces with increased durability, abrasion resistance, and improved light reflectivity.
Unlike conventional coatings that may fail in damp conditions, polished concrete remains dependable even in challenging environments.
Acid Stains
We provide acid staining services for concrete floors, delivering a smooth, colored finish with the option for custom patterns and multi-color designs. The process typically begins with a deep cleaning to prepare the surface, followed by the application of two coats of stain. Once the stain has set, the residue is removed and the floor is sealed for lasting protection.
